I have learned a a lot about the trailer food business as a landlord as well I see some of the start up problems. I have a prime real estate investment it is a corner property I originally bought when I beat a group of investors that was trying to middleman a deal for a Walgreens Pharmacy project. So until I build something here I will maximize the use of property and try to squeeze every dollar renting the land as well as renting the small building that was included in the deal. I paid $1,175,000. with a 1031 exchange for the property and created a line of credit for $1,000,0000 the same day on closing to buy more. Alway make the most of your location its real money this is on way how to make money from land.

  2. When you first started out in your early 20's were you doing 1031 exchanges or just calculating in that you'll have to pay capital gains tax when you pay taxes. I'm looking to start investing in real estate soon and once I hopefully get a return on the investment, what should I be looking to do tax wise on the earnings?
    Also, as a civil engineer I'm pretty fond of the idea of development and building my own assets. I wouldn't be looking to develop for a while or at least until I get the cash but I wanted to know if you could explain your thoughts on development rather then buying and then fixing up.
    Thanks for your time and keep up the great videos, it's nice to hear from someone that actually knows what their doing!

  3. There are a couple of cool food truck places in my area. The seating area is indoors and has a bar that serves beer/well drinks, restrooms and has a stage for live music. The truck setup area is just under the same roof but on the outside of the building. So rain is less of an issue. I am sure it was expensive to build.

Im a subcriber love the info.Tom is a true guy and doesnt need to say all the bs .Tom question, how in indiana state you can buy triplexes and quads for 30k.They need work but ideally would be great section 8 or affordable apartments.What would you advise to check out.A 2 bedroom is 800 to 1100.00 i personally dont see a strong ivestment.
